Terms and conditions

1. General
By booking and staying in our property, you agree to abide by these terms and conditions. Please read them carefully as they outline the rules and obligations between the guest ("you") and the property owner ("we," "us," or "our").

2. Booking and Payment

  • Bookings are confirmed upon receiving full payment.

  • Payments are accepted via credit card, bank transfer, or other methods specified at the time of booking.
     

3. Check-In and Check-Out

  • Check-in time is 3 pm, and check-out time is 11 am.

  • Early check-in or late check-out may be available upon request, subject to availability and may incur additional charges.
     

4. Cancellation and Refunds​​

  • This booking is not refundable if canceled.

  • Any dates canceled are opened and able to be rebooked by other guests.

  • If canceled dates are rebooked a credit for those rebooked nights will be issued.  

  • Any credited bookings dates will be at the same nightly rate as the original booking.

  • Credited booking requests are based on the future availability of dates and must be used within three months of the original booking.

  • No refunds will be given for early departures or no-shows.

  • To cancel your booking or for any further information please call or message Jo directly on 0211675911.

5. Guest Responsibilities

  • Guests must treat the property with care and respect.

  • No parties, loud music, or events are allowed on the premises.

  • Maximum occupancy must not be exceeded as per the booking confirmation.

  • Guests must adhere to all local laws and regulations during their stay.

  • The property is strictly non-smoking.
     

6. Damage and Security Deposit​

  • Any damage caused by guests or their visitors will be the guest's responsibility and may result in additional charges.
     

7. Cleaning and Maintenance

  • The apartment will be cleaned before your arrival. Guests are expected to maintain general cleanliness during their stay.

  • Additional cleaning services may be requested for an extra fee.

  • Please notify us immediately if any maintenance issues arise during your stay.
     

8. Pets

  • Pets are not allowed.
     

9. Liability

  • We are not liable for any loss, damage, or theft of personal belongings during your stay.

  • Guests are responsible for their own safety while on the property.

  • We are not liable for any injury, illness, or accidents that occur on the premises.
     

10. Privacy

  • We respect your privacy and will only collect personal information necessary for your booking.

  • Personal data will not be shared with third parties, except where required by law.
     

11. Force Majeure

  • We are not liable for any cancellations, delays, or interruptions caused by circumstances beyond our control, including but not limited to natural disasters, government restrictions, or other unforeseen events.
     

12. Governing Law

  • These terms and conditions are governed by the laws of New Zealand.
     

By booking and staying at our apartment, you acknowledge that you have read, understood, and agree to these terms and conditions.
